Fogging and air scrubbing are different processes, even when they appear in the same restoration proposal. An air scrubber moves air through filters to reduce airborne particles. Fogging distributes a product into an area. Neither process, on its own, removes mold growing inside carpet, padding, or a damp subfloor.
Treating the air without addressing affected material leaves the source in place. EPA describes filtration as a supplement to source control and ventilation, not a way to remove every pollutant or replace mold cleanup.
A fogged chemical needs a relevant labeled use, suitable materials, and a defined reason for application. EPA does not recommend routine biocide use during mold cleanup. Ask why fogging is proposed rather than accepting it as a default or a promise to sterilize the home.
Ask whether the work involves filtered air movement, a chemical application, or both. These are not interchangeable services.
The plan prioritizes affected materials and moisture. Air treatment must not substitute for removing unsuitable carpet or padding.
Filtration capacity and placement suit the work area. Any chemical use must follow the actual label and applicable occupancy instructions.
Ask how cleaning and drying are assessed. An odor change or a period of equipment operation is not proof of complete mold removal.
Particle filters and gas or odor filters serve different purposes. EPA notes that no air cleaner removes every pollutant. Confirm what a device is designed to capture, rather than assuming a HEPA filter also removes all gases or smells.
A dispersed product cannot be assumed to penetrate and physically remove contamination in all carpet layers. Reentry, ventilation, and material compatibility depend on the product. Do not assume that a room is suitable to occupy immediately after application.
EPA warns against air cleaners that intentionally produce ozone. Ozone can irritate the lungs, and a device promoted for odor control should not be confused with filtered particle removal. Ask which technology is actually being proposed.
These resources explain the general principles and limitations discussed here. The scope for your property depends on its actual conditions.
